1. Nocatee (Ponte Vedra)

Nocatee has topped national "best-selling master-planned community" lists for years, and it's easy to see why. Families love the splash parks, greenways, golf carts, and top-rated St. Johns County schools. You'll find everything from townhomes in the $400s to luxury estates well over $1 million.

2. Mandarin

Mandarin has that classic "raised on the river" Jacksonville charm. Oak-lined streets, established homes on larger lots, and easy access to the St. Johns River make it a favorite for families who want space without sacrificing convenience. Duval County schools like Mandarin Oaks Elementary and Mandarin High have strong reputations, and there's a mix of newer construction and mid-century homes with character.

Median home prices in Mandarin sit in the mid-$400s, which is a relative bargain for the amount of home and yard you get.

3. Avondale & Ortega

For families who want walkability, historic architecture, and a genuine sense of neighborhood, Avondale and neighboring Ortega are hard to beat. Think tree-canopied streets, local coffee shops, boutiques along St. Johns Avenue, and beautiful 1920s bungalows and Tudors.

Ortega in particular is known for its waterfront estates and the Ortega River. Homes range widely — from starter bungalows in the $300s to riverfront properties well into the millions.

4. Atlantic Beach

If a laid-back coastal lifestyle is what your family craves, Atlantic Beach delivers. It has a small-town feel with excellent restaurants, weekly farmers markets, and — of course — the ocean at your doorstep. Families bike everywhere, and Atlantic Beach Elementary is highly regarded.

5. Bartram Park & Julington Creek Plantation

Straddling the Duval–St. Johns County line, this area is a magnet for young families. Julington Creek Plantation offers resort-style amenities — pools, tennis, parks, a golf course — and access to some of the highest-rated schools in Florida. Bartram Park is more of a suburban hub with newer homes, retail, and quick access to I-95.

Expect home prices from the high $300s to $700s, with plenty of new construction still coming online in 2025.

6. Riverside

Riverside gets grouped with Avondale a lot, but it deserves its own mention. It's more urban, artsy, and diverse, with Memorial Park, the Cummer Museum, and Five Points nearby. Younger families who want city energy without leaving the historic charm behind gravitate here.
